Sand Martins Development 2022

Sand Martins Golf Club has received planning permissions for its proposed development – we remain committed to provide the best facilities for our Club Members and visitors.

The update to our revised plan was very well received by WBC, we are confident that the changes made are well suited to the golf club, with our aim to ensure the Club remains financially healthy and sustainable and is able to thrive for many years to come.

A message from the General Manager

Despite 2020 & 2021 being a very challenging year the Club continues to evolve proposals that will ensure it is on a sound financial footing and is able to continue to invest in the long-term future of the Club.

The Club’s owner is committed to ensuring it continues to offer first class facilities and moves with the times, which by necessity requires some diversification to generate some additional income.

We submitted our original proposals in December 2019 and following the withdrawal of that application we refined the proposals in response to the feedback we received from council planners, residents, and Club Members.

Our latest proposals represent a change in direction, which is far more respectful of the existing environment, including the landscape and the biodiversity it supports and as a result of scaling back our aspirations, there will also be fewer vehicle movements and reduced impact on our neighbours.

The revised proposals increase the level of investment in the clubhouse to improve the internal and external environment for Members and provide a new restaurant which will be open to the wider community.

At the northern end of the car park, we are proposing a free-standing ‘venue building’ that will include guest accommodation and cater for events.

To ensure the right balance is struck between making the Club financially sustainable, whilst ensuring top quality golf remains at the forefront of everything we do, we have removed the spa and health club from the proposals and reduced the level of accommodation.

Facilities for the community

When Sand Martins opened in 1993, permission was granted for a small hotel, but this was not built at the time. However, with the need to generate new income streams we consider the time is right to provide some on-site rooms. The new ‘venue building’ would also be designed to host modest corporate events, the larger Club functions and most importantly weddings.

So as not to impinge on the Members’ activities the venue building is located at the far end of the lower Members’ car park and has been designed in the form of three interlinking agricultural barns, with a function space on the ground floor and guest accommodation over two levels within the slightly taller “Tythe barn“.

The venue building will have 39 guest rooms, of which, 2 are bridal suites and preparation area. This element of the scheme is provided with its own parking.

The masterplan requires the re-siting the greenkeepers’ compound to a new location north of the 2nd green, which will be accessed from Evendons Lane. This will remove ground staff vehicle conflicts with pedestrians using the footpath and Member and guest vehicles.

The project also includes environmental improvements including tree planting, the enhancement of existing water features and improvement of habitat areas and wildlife corridors.

Importantly, the revised proposals will have significantly less impact on the local highway network and the proposed development will be in the centre of the site to minimise the impact on neighbouring properties.

Clubhouse improvements

Improvements will also be made to the existing clubhouse with a new gym for Members and a new snooker room.

The ground floor bar and lounge will be extended, and the changing facilities and pro shop will be upgraded.

Additionally, the first floor will be reconfigured to improve the staff flat, relocate the administrative offices and retains the dining room for visiting societies and the main Members’ events.
